Costilla County lies in the southern Colorado high country and San Luis Valley region, established in 1861. Towns include San Luis (county seat), Blanca and Fort Garland. The area has deep Hispanic heritage, and large tracts of agricultural land, ranches, and open landscapes. Housing tends toward small-town homes, older farm/ranch houses, cabins and land parcels rather than dense subdivisions. Because of the remoteness and smaller population base, existing home prices are often well below the state’s front-range averages—perhaps in the US$180,000-300,000 range depending on location, lot size and condition. If you choose to build from scratch, the cost may begin around US$200–275 per sq ft plus lot/site costs since infrastructure may be more limited. The area is primarily rural, and the nearest major city access is limited (again Alamosa is the regional centre, ~1-2 hrs away, Denver several hours). The appeal is for wide-open land, quiet living, scenic views and low density.
