El Paso County lies along the Front Range, and was created in 1861 as one of Colorado’s original counties. Its county seat and largest city is Denver’s neighboring urban centre of Colorado Springs. The area has a mix of urban, suburban and rural zones: large city in Colorado Springs, many suburban communities and outlying rural regions. Prominent towns/areas include Colorado Springs, Fountain, Manitou Springs and Monument. Housing types vary from older single-family homes in established neighbourhoods, to large suburban tract homes, to rural acreage homes farther out. Because of urban access and moderate land rates, typical existing home purchase prices might range around US$350,000-450,000 in many suburban areas (and higher in premium neighbourhoods). For building on raw land in more rural parts, you might expect US$225-325 per sq ft plus lot and utilities. The region is fairly accessible to the major city (Colorado Springs itself is the largest city) and therefore supports commuter living and a variety of lifestyles.
